The corridor from the north metro up to Longmont and Loveland sees frequent spring and summer hail. A storm can bruise shingles, knock off granules and dent vents and gutters without leaving damage you can see from the yard.
Open plains to the east bring strong wind, and towns near the foothills get gusty downslope winds. Lifted shingles, worn vent boots and tired flashing are common findings during our inspections.

We pull the reroof permit with the right city, town or county office unless your contract says otherwise. Each city or town issues its own permits, and unincorporated areas go through the county, so we confirm the right office for your address.
Re-roofs need a City of Westminster building permit, applied for online (westminsterco.gov). Since May 1, 2026, the contractor must be registered with the City and signed onto the permit before it is released. We pull the reroof permit with the City of Westminster unless your contract says otherwise.
Replacing more than one square (100 square feet) of roofing needs a City of Thornton permit, and each slope with damaged shingles is replaced in full. Thornton lists sheathing, mid-roof and final inspections (thorntonco.gov). We pull the reroof permit with the City of Thornton unless your contract says otherwise.
The City and County of Broomfield requires a building permit to replace roofing on all buildings, with a re-roofing application and a roof slope report for pitched roofs (broomfield.org). We pull the reroof permit with the City and County of Broomfield unless your contract says otherwise.
The City of Northglenn requires a building permit for re-roofing, applied for through its online portal (northglenn.org). We pull the reroof permit with the City of Northglenn unless your contract says otherwise.
The Town of Erie requires a permit when more than one square of roofing is replaced. Erie does final roof inspections by drone, does not allow 3-tab shingles on homes and requires a 110 mph wind warranty from the manufacturer (erieco.gov). We pull the reroof permit with the Town of Erie unless your contract says otherwise.
Longmont allows repairs under 100 square feet without a permit. If more than 100 square feet needs repair or replacement, the entire roof must be replaced, and shingles must carry a 110 mph wind rating (longmontcolorado.gov). We pull the reroof permit with the City of Longmont unless your contract says otherwise.
The City of Brighton requires a permit for re-roofing and roof repairs, and roofing contractors must hold a City of Brighton contractor license (brightonco.gov). We pull the reroof permit with the City of Brighton unless your contract says otherwise.
The Town of Berthoud requires a re-roof permit and Class 4 impact-resistant asphalt shingles. When a repair exceeds half the roof area, the whole roof is replaced with Class 4 shingles (berthoud.org). We pull the reroof permit with the Town of Berthoud unless your contract says otherwise.
Niwot is unincorporated, so reroofs are permitted by Boulder County, which exempts only roof covering work of 100 square feet or less per building (bouldercounty.gov). Homes in Niwot's historic district may also need design review. For unincorporated Boulder County, we pull the reroof permit with the County unless your contract says otherwise.
Commerce City, Boulder, Louisville, Lafayette, Firestone, Frederick, Dacono, Fort Lupton, Loveland, Johnstown, Milliken and Greeley each have their own building department or county office. Homes inside the City of Boulder are permitted by the City of Boulder, not Boulder County. We pull the reroof permit with the right office for your address unless your contract says otherwise. Many newer neighborhoods in Thornton, Erie, Brighton, Firestone and Frederick have HOAs with architectural review for roof color, material or style, and approval usually has to come before work starts.
