Snow, ice and a short roofing season

Heavy snow

Mountain roofs carry deep snow for months at a time. Several high country building departments set their own snow load rules, so we check the requirements for your address before we recommend a roof system.

Ice at the eaves

Snow that melts and refreezes at the eaves can back water up under roofing. Some mountain codes call for self-adhering underlayment far beyond the eaves, and we build that into the scope where it applies.

Short season

Snow can come early and stay late at elevation, so the roofing season is shorter than on the Front Range. Inspections can also wait on weather. We plan scopes and schedules around this.

Wind and wildfire

Ridgelines take strong wind, and much of the high country is wildfire country. Many mountain towns and counties have fire-rating rules for roofing, and those rules are changing. We confirm the current requirements for your address before we recommend a roof.

Snow retention matters too. Metal roofs shed snow quickly, so we plan snow guards over doors, walkways and decks. See standing seam metal roofing and stone-coated steel.

Permits and inspections

Roofing permits in the high country

We pull the permits your project needs unless your contract says otherwise. Mountain towns and counties each set their own rules, so we confirm the right office for your address.

Breckenridge

Re-roofs need a Town of Breckenridge building permit and, where applicable, a minor development permit (breckenridge.town.codes). We pull the reroof permit with the Town of Breckenridge unless your contract says otherwise.

Frisco

Re-roofing in Frisco needs a Town building permit, submitted online with product specifications and a color sample (friscogov.com). We pull the reroof permit with the Town of Frisco unless your contract says otherwise.

Dillon

Roofing projects in Dillon need a Town of Dillon development permit (dillonco.gov). A county building permit is only needed if the work includes structural roof changes (summitcountyco.gov). We pull the permits your project needs unless your contract says otherwise.

Silverthorne

Silverthorne generally does not require a building permit for a re-roof unless the roof structure changes, and commercial re-roofs need the roof color and material approved by the Town (silverthorne.org). We handle the Town approvals your project needs.

Keystone and unincorporated Summit County

Summit County does not require a permit for re-roofing unless the scope includes structural changes to the roof (summitcountyco.gov). When a permit is needed, we pull it with Summit County Building Inspection.

Park County

Park County requires a permit for every re-roof, with a separate permit for each structure and a mid-roof inspection. The Towns of Fairplay and Alma handle their own permits (parkcountyco.gov). We pull the reroof permit with Park County or the town unless your contract says otherwise.

Clear Creek County

Unincorporated Clear Creek County requires a re-roof permit, a complete tear-off, Class A roofing, an ice barrier and a mid-roof inspection (clearcreekcounty.us). We pull the reroof permit with Clear Creek County unless your contract says otherwise.

Teller County and Woodland Park

Teller County Building Division permits unincorporated Teller County, including Divide and Florissant, and requires an ice and water shield inspection on every structure. Woodland Park is permitted by the Pikes Peak Regional Building Department, and Cripple Creek and Victor have their own building departments (tellercounty.gov, pprbd.org). We pull the reroof permit with the right office unless your contract says otherwise.

Gilpin County

Unincorporated Gilpin County requires a building permit for larger roof replacements, while Black Hawk and Central City run their own permit processes (gilpincounty.colorado.gov). We pull the reroof permit with the right office unless your contract says otherwise.

HOAs and design review in mountain towns

Many mountain neighborhoods and resort communities have HOAs or town design review for roof color and material, and approval usually has to come before work starts.

What to expect from start to finish

  1. Free inspection. We inspect the roof, flashing, vents and gutters, and take photos.
  2. Written recommendation. You get a clear explanation of what we found and a written scope and estimate if work is needed.
  3. Permits. We pull any permits your town or county requires unless your contract says otherwise.
  4. Installation. Tear-off, deck check, underlayment, flashing, ventilation and new roofing, with daily cleanup.
  5. Inspections and walkthrough. We meet the required inspections and walk the finished job with you.

Do you work in my mountain town?

Do I need a permit to re-roof in Summit County?

It depends on where you are. Breckenridge and Frisco require a re-roof permit, Dillon requires a development permit, and unincorporated Summit County only requires a permit when the work includes structural changes (breckenridge.town.codes, friscogov.com, dillonco.gov, summitcountyco.gov). We confirm what your address needs.

When is the best time to replace a mountain roof?

Late spring through early fall is the main window at elevation. Calling early gives you the most scheduling options.

Which roof is right for heavy snow?

It depends on the home, the roof pitch and your budget. Impact-resistant shingles, stone-coated steel and standing seam metal are all common choices, and we explain the tradeoffs during the inspection.

How much does a free inspection cost?

Which shingles do you recommend for hail?

Picking a roofing company is hard. Many will promise incentives to use them. One even tried to bring me a case of palisade peaches haha. Benny Izquierdo of Blue Peaks Roofing LLC is the real deal! He made time to meet with our insurance adjuster & was instrumental in getting the needed monies for the hail damage we had suffered. His crew is fast & efficient and do quality work at every turn. Even going the extra mile for above industry standards on the Ice & Water shielding underlay, Class 4 shingles and such I won’t lie, getting a roof and dealing with roofing company sales pitches is stressful. And no two stories are the same. Each has their own version of the damage and what will probably need to be done as extras, such as replacing boards. You’ll be informed in great detail of the overall plan. Many pages of it haha. But no matter any issues that can even only be discovered during the install, Benny & Blue Peaks will keep on it. Do yourself a favour and at least speak with him first before signing up another company
