  6. Soft or spongy spots when you walk on the roof
  7. Daylight visible through attic roof boards
  8. Gutter nails or drip edge pulling loose from the fascia

If any of these sound familiar, call (303) 808-0687. We can usually diagnose in one visit.

Photo Documentation and Warranty on Repairs

Every project at Blue Peaks has a dedicated project manager and daily photo documentation, and a repair is no exception. We photograph the problem we find, the repair while it is underway and the finished work, so you can see what was done on parts of the roof you can’t get to yourself.

How warranty coverage works on a repair. Our standard 5-year workmanship warranty is a residential warranty for qualifying installation-related defects. Repairs are handled case by case: whether a repair carries workmanship coverage, and what it covers, depends on the scope of the work, and your contract states it before work starts. Materials can carry manufacturer warranties based on the products used. Commercial and HOA repair terms may differ by agreement and system.

We have worked from our Littleton office since 2019, with GAF Master Elite and TAMKO Pro Platinum credentials. To schedule a repair inspection, call (303) 808-0687.

Common Questions About Roof Repairs & Maintenance

Clear answers to help you care for your roof.

Roof repair costs vary based on the type of damage, roof material, and how accessible the problem area is. Minor shingle replacements start lower than major flashing or structural repairs. We provide a free written estimate before any work begins, and if storm damage is involved, we meet your adjuster on site and share our photos and measurements.

Most repairs take a few hours to one full day. Simple shingle replacements or sealant fixes are often done the same visit. More involved repairs like flashing replacement or decking work may take a second day. We give you a timeline before we start.

The materials we use carry their own manufacturer warranty, and your contract spells out exactly what is covered.

Most standard repairs do not require a permit. If your repair is extensive enough to trigger one, we pull it and schedule the inspection. We know the requirements for both Douglas County and Arapahoe County based on your address.

Yes. Blue Peaks Roofing is licensed, BBB A+ accredited since 2022, and carries $2M in general liability coverage and full workers' compensation.

Yes. If your roof needs eventual replacement but you are not ready, we can make targeted repairs to stop active leaks and buy you time to plan. We will be honest about how long the repair will hold and what to watch for.

We repair asphalt shingles, metal roofing, tile, flat membrane (TPO, EPDM, PVC), modified bitumen, composite, and stone-coated steel. Our crews carry materials for the most common repair types on every truck.

If the damage was caused by hail, wind, fallen trees, or another covered event, your homeowner's insurance typically covers it minus your deductible. We meet your adjuster on site and share our photos and measurements so your insurer sees the full extent of the damage.

Isolated damage in one section usually means a repair is the right move. If your roof is past 20 years old, has widespread damage, or shows structural issues like sagging, a replacement is the better long-term investment. We inspect and tell you which one makes sense.

Call (303) 808-0687 immediately. Move belongings away from the leak, place a bucket or towel under the drip, and do not climb onto the roof yourself. Our crew can respond fast with tarping and emergency seal to stop the water until a full repair is scheduled.
