SYMPTOMS

Signs your Commercial Roof needs attention

Commercial roof problems get expensive fast. Water intrusion damages inventory, equipment, and finishes. We inspect your roof, document everything, and give you a clear plan.

  1. Ponding water that stays on the roof 48 hours after rain
  2. Bubbles, blisters, or ridges in your membrane surface
  3. Visible seam separation or flashing pulling away from walls
  4. Interior leaks, water stains, or musty smell in the building
  5. Clogged or damaged roof drains backing up after heavy rain or snowmelt
  6. HVAC curb flashing cracked or deteriorated around rooftop units
  7. Dents, punctures or cuts in your membrane
  8. Your roof is past 15 years without a condition assessment

If any of these sound familiar, call (303) 808-0687. We inspect commercial roofs for free.

Flat Roof Repair, Restore or Replace: How We Decide

Most flat roof bids start by comparing membranes. We start one layer down. On a TPO or EPDM roof, the condition of the insulation and deck under the membrane usually decides whether the answer is a repair, a restoration, a re-cover or a full tear-off.

What we look at first

  • Moisture in the insulation. We core cut flat roofs, taking small samples through the roof to see whether water is trapped in the insulation, and we seal each cut.
  • The deck. Rusted steel, soft wood or sagging areas change the plan, so we check the deck wherever we can reach it.
  • Membrane age and seams. On TPO we probe the heat-welded seams. On EPDM we check seam tape, perimeter shrinkage and how weathered the rubber has become.
  • Existing layers. We count how many roofs are already on the building, because that limits the options.

How the findings point to an answer

  • Dry insulation, sound deck, trouble at a few details: usually a targeted repair.
  • Dry insulation, membrane aging across the whole field: often a silicone coating candidate, if the roof qualifies for the coating manufacturer’s warranty.
  • Wet insulation in a few defined areas: we cut out and replace the wet sections, then look at restoring or re-covering the rest.
  • Wet insulation across much of the roof, a damaged deck, or two roofs already in place: a full tear-off. Building codes generally don’t allow a re-cover over a water-soaked roof or over two existing roofs, and we won’t re-cover over a damaged deck.

When replacement is the answer

For TPO and EPDM replacements we install GenFlex and Elevate systems, and we are certified with both. Qualifying systems from either can carry a 20-year NDL manufacturer warranty, which requires a scheduled maintenance program to stay in force. Compare the membranes on our TPO roof repair and replacement page and our EPDM roof repair and replacement page.

Before the snow season

Clear drains and scuppers so meltwater has somewhere to go, and have open seams and rooftop unit flashing sealed. If the roof leaked this year, ask us to check the insulation before winter, because water trapped in insulation can keep spreading, and wet insulation adds weight to the roof.
