Hail, wind and sun on Colorado Springs roofs

Colorado Springs sits at the foot of Pikes Peak, and storms that form over the mountains bring hail to the city through spring and summer. Hail can bruise shingles, knock off granules, crack tile and dent vents and gutters without leaving damage you can see from the street.

Strong wind is common on the west side near the foothills and across open neighborhoods to the east, and the sun at this elevation is hard on roofing materials, sealant and flashing.

If a storm has come through, a free inspection gives you documented facts before you decide anything. Read more in how to tell if your roof has hail damage.

Permits and inspections

Roofing permits in Colorado Springs

We pull the reroof permit through the Pikes Peak Regional Building Department unless your contract says otherwise.

One regional office

The Pikes Peak Regional Building Department issues building permits for Colorado Springs, unincorporated El Paso County and several nearby towns, including Fountain, Manitou Springs and Monument (pprbd.org).

When a permit is needed

Per pprbd.org, a reroof or roof repair over 100 square feet needs a permit.

Licensed contractors

Roofing contractors must be licensed with the Regional Building Department to pull a roofing permit (pprbd.org). Ask any roofer you are considering for their regional license.

Materials and timing

Regional Building guidelines do not allow roofing materials to be stocked on site before the permit is issued (pprbd.org), so we schedule deliveries after the permit is in hand.

Rules change as codes are updated, so we confirm the current requirements with the Regional Building Department when we pull your permit. For more background, see roofing permits: city vs. county in Colorado.

Neighborhood rules

Working with Colorado Springs HOAs

Many Colorado Springs neighborhoods have HOAs with architectural review for roof color, material or style, and approval usually has to come before work starts.

We can provide the product details and color information your HOA asks for so you can submit your request. If you serve on a board or manage a community, see our HOA and multi-family roofing page.

Common questions

Colorado Springs roofing FAQ

Do I need a permit to replace my roof in Colorado Springs?

Yes. Per pprbd.org, a reroof or any roof repair over 100 square feet needs a permit from the Pikes Peak Regional Building Department. We pull the reroof permit unless your contract says otherwise.

Does the same office handle homes outside city limits?

For unincorporated El Paso County and several nearby towns, yes. The Regional Building Department covers them too (pprbd.org). We confirm the right office for your address.

How much does a free inspection cost?

Nothing. We inspect, document what we find and explain your options. There is no obligation.

Which shingles do you recommend for hail?

We often start with Class 4 impact-resistant shingles from Atlas, and we also install TAMKO and GAF products. See our impact-resistant shingles page.

Do you offer emergency roof service?

Yes, during business hours. Call (303) 808-0687 and we will help you protect the roof and plan the repair.

I had piece of mind getting a free estimate on a damaged roof. After hearing about the 50 warranty on the metal roof I was sold. No more damaged roofs for this guy. Please do what I did and get these guys working on your roof asap.

Picking a roofing company is hard. Many will promise incentives to use them. One even tried to bring me a case of palisade peaches haha. Benny Izquierdo of Blue Peaks Roofing LLC is the real deal! He made time to meet with our insurance adjuster & was instrumental in getting the needed monies for the hail damage we had suffered. His crew is fast & efficient and do quality work at every turn. Even going the extra mile for above industry standards on the Ice & Water shielding underlay, Class 4 shingles and such I won’t lie, getting a roof and dealing with roofing company sales pitches is stressful. And no two stories are the same. Each has their own version of the damage and what will probably need to be done as extras, such as replacing boards. You’ll be informed in great detail of the overall plan. Many pages of it haha. But no matter any issues that can even only be discovered during the install, Benny & Blue Peaks will keep on it. Do yourself a favour and at least speak with him first before signing up another company

Outstanding! Above and beyond my expectations. I was so tired of roofers 'ghosting' me and being late and calling me back. One call to Blue Peaks and my problem was a memory Thanks so much!
