What Manufacturer Certification Means for Commercial Roofs

How manufacturer certification works for commercial roofing contractors, how it relates to system warranties, and what building owners should ask.

Manufacturers certify the contractors who install their systems

In commercial roofing, manufacturers such as Elevate, Carlisle and GAF make the membranes and components, but they don’t install roofs. Independent contractors do. To control how their systems are installed, manufacturers certify contractors who meet their training and quality requirements.

Certification levels vary by manufacturer

Each manufacturer runs its own program, with its own level names and requirements. In general, contractors at higher levels can offer more of the manufacturer’s warranty options, including system warranties that cover both materials and installation. Terms vary by manufacturer and system, so the details always come from the specific warranty document.

The manufacturer inspects before issuing a system warranty

With a manufacturer system warranty, the manufacturer sends its own representative to inspect the finished roof, checking details like seams, flashings and fastening. The warranty is issued only after the roof passes that inspection, which gives the owner a second set of eyes on the installation.

What to ask a contractor

  • Which manufacturers certify you?
  • Which warranties can you offer on this system, and what do they cover?
  • What does the manufacturer require before it issues the warranty?
  • Can I see a sample of the warranty document for this system?
