What to know about concrete tile

Westlake Royal concrete tile

We install Westlake Royal concrete tile. Concrete tile comes in several profiles and colors, including flat slate-style and curved styles, and we help you match your home and any HOA requirements.

Weight

Tile is much heavier than shingles. Westlake's weight chart lists tile, including concrete tile, at roughly 600 to 1,100 pounds per roofing square (100 square feet), depending on the product.

Underlayment does the waterproofing

The tile sheds most water, but the underlayment beneath it is what keeps the roof dry, and underlayment can wear out before the tile does.

Careful handling

Concrete tile can crack if it is walked on the wrong way or hit by large hail. We walk and work on tile roofs with that in mind.

Repair, underlayment replacement or new tile

Tile repair

Cracked or broken tiles, slipped tiles and flashing problems can often be repaired by replacing individual pieces.

Underlayment replacement

When the underlayment is worn but much of the tile is sound, we can remove the tile, install new underlayment and reinstall the tile, replacing damaged pieces. We do this for a section of the roof or the whole roof.

Full tile replacement

When the tile itself is damaged or discontinued, a full replacement with new concrete tile may be the better choice.

Switching to tile

Moving from shingles to tile adds a lot of weight to the roof structure, so it usually needs a structural check and can add permitting steps.

Permits and inspections

Permits and inspections for tile roofs

We pull the reroof permit unless your contract says otherwise.

Tile roofs often have more inspections than shingle roofs. The Town of Parker, unincorporated Douglas County and Denver all require a mid-roof inspection for tile roofs (parkerco.gov, douglasco.gov, denvergov.org).

Changing to tile can also require structural review. For example, Douglas County requires a letter from a structural engineer when standard-weight tile is installed on a roof that did not have tile before (douglasco.gov). What to expect

  1. Free inspection. We inspect the tile, flashing and visible underlayment, and take photos.
  2. Written recommendation. You get a clear explanation of what we found and a written scope and estimate if work is needed.
  3. Permit. We pull the reroof permit unless your contract says otherwise, and we'll tell you if a structural engineer's letter is needed.
  4. Installation. Tile removal, deck check, new underlayment and flashing, and tile installation, with daily cleanup.
  5. Inspections and walkthrough. We meet the required inspections, including a mid-roof inspection where your jurisdiction requires one, and walk the finished job with you.
Common questions

Tile roofing FAQ

Can my existing tile be reused?

Often much of it can. If the tile is sound, we can remove it, install new underlayment and reinstall it, replacing damaged pieces, on part of the roof or the whole roof. We tell you after the inspection.

Can I switch from shingles to tile?

Sometimes. Tile is much heavier, so the roof structure has to be checked, and some jurisdictions, such as Douglas County, require a structural engineer letter (douglasco.gov).

Does hail damage tile?

Large hail can crack or break concrete tile. A hail damage inspection documents what the storm did.

How much does a free inspection cost?

Nothing. We inspect, document what we find and explain your options. There is no obligation.
