What mountain roofs face

Snow and ice

Heavy snow loads, ice at the eaves and snow sliding off upper roofs. We pay close attention to underlayment at the eaves, ventilation and, on metal roofs, snow retention.

Wind

Ridgelines and open slopes take strong gusts. Proper fastening and sealed edges matter more here than in town.

Sun

High-altitude sun is hard on roofing materials, sealants and flashing, so we check those closely during inspections.

Wildfire

Much of the foothills is mapped wildfire area, which affects which roof assemblies are allowed. We plan around Class A rated roof assemblies where they are required.

Permits and inspections

Roofing permits in the foothills and mountains

We pull the reroof permit unless your contract says otherwise. Which office issues it depends on where your home is.

Unincorporated Jefferson County

Conifer, Evergreen and Indian Hills are unincorporated, so most homes there are permitted through Jefferson County Building Safety (jeffco.us). Some addresses with these names fall in a neighboring county, so we confirm the right office for your address. Each structure, such as a house and a detached garage, needs its own roofing permit.

Wildfire requirements

Jefferson County has adopted wildfire building requirements, and in the mapped wildfire area a Class A roof assembly is required (jeffco.us). We check the mapping for your address before we order materials.

Tear-off and inspections

Per jeffco.us, the County requires a complete tear-off rather than an overlay, with a mid-roof inspection and a final inspection. We schedule these and plan the job around them.

Estes Park and other towns

Homes inside a town are permitted by that town's building department, and homes outside town limits by the county. In Estes Park we confirm the right office and its requirements for your address.

How it works

What to expect from start to finish

  1. Free inspection. We inspect the roof, flashing, vents and gutters, and take photos.
  2. Written recommendation. You get a clear explanation of what we found and a written scope and estimate if work is needed.
  3. Permit. We pull the reroof permit with the county or town unless your contract says otherwise.
  4. Installation. Tear-off, deck check, underlayment, flashing, ventilation and new roofing, with daily cleanup.
  5. Inspections and walkthrough. We meet the required inspections and walk the finished job with you.

Do you work in Conifer, Evergreen and Indian Hills?

Yes. We work across the Jefferson County foothills, as well as in Estes Park.

Does my roof need to be Class A?

In Jefferson County's mapped wildfire area, a Class A roof assembly is required (jeffco.us). We check your address and recommend roof systems that meet the requirement.

Can I put new shingles over my old ones?

Not in unincorporated Jefferson County, which requires a complete tear-off (jeffco.us). We confirm the rule for your address when we pull the permit.

Which roof is right for heavy snow?

It depends on the home, the roof pitch and your budget. Impact-resistant shingles, stone-coated steel and standing seam metal are all common choices, and we explain the tradeoffs during the inspection.

How much does a free inspection cost?

Nothing. We inspect, document what we find and explain your options. There is no obligation.

Picking a roofing company is hard. Many will promise incentives to use them. One even tried to bring me a case of palisade peaches haha. Benny Izquierdo of Blue Peaks Roofing LLC is the real deal! He made time to meet with our insurance adjuster & was instrumental in getting the needed monies for the hail damage we had suffered. His crew is fast & efficient and do quality work at every turn. Even going the extra mile for above industry standards on the Ice & Water shielding underlay, Class 4 shingles and such I won’t lie, getting a roof and dealing with roofing company sales pitches is stressful. And no two stories are the same. Each has their own version of the damage and what will probably need to be done as extras, such as replacing boards. You’ll be informed in great detail of the overall plan. Many pages of it haha. But no matter any issues that can even only be discovered during the install, Benny & Blue Peaks will keep on it. Do yourself a favour and at least speak with him first before signing up another company
