EPDM (ethylene propylene diene monomer) is a synthetic rubber membrane installed in large sheets and joined with seam tape and primer. The membrane is the part you see, but the roof performs as an assembly. Select a layer to lift it out and see what we check.

Why this layer matters: the membrane is the primary waterproofing layer. EPDM sheets are joined with seam tape and primer, so seam quality is one of the biggest factors in how long the roof lasts.

Is EPDM a good roof for Colorado?

It can be. EPDM stays flexible through Colorado’s freeze-thaw cycles and has a long track record on commercial buildings. The right choice depends on the building’s use, drainage, rooftop equipment, hail exposure, and whether oils or grease reach the roof.

How long does an EPDM roof last?

A well-installed EPDM roof commonly lasts 20 to 30 years or more. Membrane thickness, installation quality, hail exposure, drainage, and maintenance all affect how long a specific roof lasts.

Can an EPDM roof be repaired?

Often, yes. Open seams, punctures, and flashing failures can usually be repaired when the rest of the roof is sound and the insulation is dry. Weathered EPDM needs proper cleaning and priming for a repair to hold. Widespread seam failure or wet insulation points toward restoration or replacement.

Should I choose black or white EPDM?

Black EPDM absorbs more heat, which can help with snow melt but raises summer surface temperatures. White EPDM reflects more sunlight and lowers solar heat gain. Energy code or cool-roof requirements for your jurisdiction and building size may also affect the choice, and we confirm those for your address.

Should I choose EPDM or TPO?

Neither is automatically better. TPO roofing offers heat-welded seams and a reflective white surface, while EPDM offers cold-weather flexibility and a long track record. We compare both against your building, budget, and how long you plan to own the property.

What causes EPDM roof leaks?

Most EPDM leaks start at seams, flashings, and penetrations: HVAC curbs, pipes, walls, edges, and drains. Punctures from foot traffic or hail, membrane shrinkage pulling at the perimeter, and ponding water that finds small defects are also common causes.

Can EPDM go over an existing roof?

Sometimes. A recover may be possible when the existing roof and insulation are dry and sound and local code allows it. Wet insulation, more than one existing roof, or deck problems usually mean a tear-off. We verify moisture with core cuts or moisture evaluation before recommending a recover.

What EPDM thickness should I choose?

45, 60, and 90 mil are common. 60 mil is a common commercial specification; 90 mil adds material for heavy rooftop traffic, hail exposure, or long-term ownership; 45 mil has a lower material cost. We recommend a thickness based on your building, not a default.
